FACTS ABOUT THE FREEZE-THAW CYCLE
All exterior stone and masonry construction is susceptible to water penetration and damage. Those of us living along the snow belt are treated to an added treat: the freeze-thaw cycle, which can damage stone and masonry surfaces as well as mortar joints.
The explanation for this is quite simple once we understand what actually occurs during the freeze-thaw cycle. The primary reason for damage to stone and masonry surfaces is the excessive amounts of moisture or water penetrating the stone or masonry surfaces and mortar joints and being trapped there prior to a freeze. As the water locked within the pours begin to freeze, it turns to ice and expands. If this happens once, twice, or a dozen times, there will be minimal or no damage. However, if it occurs a hundred or more times over a period of years, there is likely to be some damage caused.
This damage manifests itself in the deterioration or spalling of brick and mortar joints. Stone surfaces can also be damaged with softer, more porous stone, such as limestone being more susceptible than harder stone such as granite.
Surprisingly, colder geographical areas further north actually fair much better than those locations along the snow belt across the country. This is because they only experience one or two freeze thaw cycles during the winter months. Once the temperature drops below freezing it generally stays below freezing for the duration of the winter. Conversely, temperatures along the snow belt rise and fall multiple times in any given winter causing many more freeze thaw cycles.
